Northern Colorado Specialty Properties

Homes With Shops, Outbuildings and Acreage

Find a Northern Colorado property with room for vehicles, equipment, hobbies, animals, business needs or extra breathing space.

More Than a House and Garage

A standard home search does not always capture the features that matter to buyers looking for a shop or acreage. The building’s size is only the beginning. Power, heat, access, ceiling height, doors, concrete floors, zoning and property restrictions can determine whether a shop works for your plans.

Chad Nixon and The Nixon Team help buyers search beyond the basic listing description and evaluate the complete property.

Properties We Can Help You Find

  • Homes with detached workshops or oversized garages
  • Heated shops with electrical service
  • RV garages, tall doors and equipment storage
  • Acreage properties with barns or outbuildings
  • Space for trailers, boats or recreational vehicles
  • Horse properties and small-acreage setups
  • Room for a future shop, subject to local approval
  • Rural properties with fewer neighborhood restrictions

Where Buyers Search in Northern Colorado

Properties with shops and acreage can be found throughout Weld and Larimer counties, including areas around Greeley, Eaton, Ault, Pierce, Wellington, Windsor, Severance, Johnstown, Milliken, Berthoud, Loveland and Fort Collins.

The right location depends on how much land you need, your commute, road access, utility preferences, animal plans and how you intend to use the shop. Property characteristics can vary between incorporated towns, subdivisions and unincorporated county areas.

What to Check About the Shop

  • Building size, ceiling height and door dimensions
  • Electrical capacity, outlets and available power
  • Heating, insulation and ventilation
  • Concrete floors, drainage and plumbing
  • Vehicle access and turning space
  • Permits and whether improvements were approved
  • Zoning and home-business restrictions
  • HOA limitations on vehicles, equipment and commercial activity

What to Check About the Land

Acreage requires additional due diligence. Buyers may need to evaluate the well, septic system, propane supply, water rights, mineral rights, irrigation arrangements, fencing, drainage, floodplain status and private-road maintenance.

Internet availability, snow removal, fire district coverage, insurance requirements and access for large vehicles can also affect daily use.

Can You Build a Shop After Buying?

Possibly, but vacant space does not automatically mean a shop can be built there. Zoning, setbacks, easements, septic locations, utility lines, building coverage and HOA rules may limit the size or placement of a future building.

Buyers should investigate feasibility during the purchase process and consult the appropriate local authorities and contractors before relying on future construction plans.

A Search Built Around Your Needs

Tell Chad the minimum shop dimensions, door height, power requirements, acreage, location and intended use. He can build a focused search and review listings for features that automated searches may miss.

If listing information is incomplete, The Nixon Team can request additional details before you spend time visiting the property.

Does the Buyer Pay the Real Estate Agent?

In most transactions, we negotiate for the seller to cover the buyer agent's commission, so buyers typically do not pay it out of pocket. We'll handle the details and explain everything upfront, so you can move forward confidently without any surprises.
